In a nutshell:
1) I often know of properties that will be coming on the market but haven't yet. I can then give my Buyer-Clients
a "heads up" on these properties which I couldn't if we never met.
2) Unless you work in the market day-to-day, it's very difficult to discern which towns are on the upswing
or downswing.
3) Similarly, if you are not in the marketplace every day, how would you know that a houses which sound good
on paper may be down the street from a proposed hazard.
